Executive summary
European residential markets have been through a significant repricing as financing costs rose. Yet prime Parisian assets, particularly on the Left Bank, have shown notable resilience.
Scarcity of supply, strict planning rules and lasting international demand continue to support values in the most sought-after arrondissements.
For long-term investors, this environment creates selective entry points into assets that rarely come to market.

Market structure and supply dynamics
Supply of prime residential stock in central Paris is structurally constrained by heritage protection, the Plan Local d'Urbanisme and limited land availability. New-build delivery in the core arrondissements remains marginal, concentrating demand on existing Haussmannian and pre-war assets.
Owner-occupier demand, international buyers and institutional investors compete for a narrow pool of assets, supporting liquidity even during periods of broader market correction.
Financing environment
The normalisation of European Central Bank policy rates raised mortgage costs significantly between 2022 and 2024, compressing purchasing power for leveraged buyers. Equity-rich buyers, by contrast, gained negotiating leverage.
Holding JMB applies conservative loan-to-value thresholds, typically below 50%, and stress-tests every acquisition against a 200 basis point rate shock.
Investment approach
Our acquisition criteria prioritise location quality, building fabric, energy performance (DPE) upgrade potential and long-term rental resilience. Asset management plans address energy retrofitting in line with the Climate and Resilience Law.
